LaVita Properties Italy work in association with ACA Estate Agent and ARE Estate agent as interpreters & consultants. All contracts need to be signed in person, in Italy, after the property viewings have taken place. All money transactions are completed once all contractual agreements have been signed.
Fees & Taxes
All properties are subject to Legal Fees, Estate Agent Fees & Notary/Tax Fees.
Notary/ Tax on the property: A Notary is a qualified lawyer who is also appointed as a public officer by the State. A notary in Italy is required by law to witness and register specific deeds and agreements such as property transfers. The notary fee pays for a local Notary to officially sign over the property and issue the tax to be paid on the property. This fee varies depending on the size, price and location of the property and is decided by the Notary at the time of purchase. The final fee also depends on whether you become a resident in Italy or use the house as a holiday home, as this also affects the tax you pay.
